Executive Officers
George J. Alburger, Jr. Executive Vice President & Chief Financial Officer
George J. Alburger, Jr. is executive vice president and chief financial officer of Liberty Property Trust. Before joining Liberty in 1995, he had served for nine years as chief financial officer for EBL&S Property Management, Inc., where he was responsible for the financial management of approximately 35 million square feet of real estate with $100 million in revenues. Prior to joining EBL&S in 1982, he was senior manager at Price Waterhouse, where among other responsibilities he supervised SEC compliance for various large corporations. Mr. Alburger received a Bachelor of Science degree in accounting from Saint Joseph's University.
James J. Bowes General Counsel and Secretary
James J. Bowes is General Counsel and Secretary of Liberty Property Trust. Mr. Bowes joined Liberty in November of 1996 from the Philadelphia law firm of Blank Rome Comisky & McCauley, where he was a partner in the Corporate Department. Prior to joining Blank Rome, he served with the Securities and Exchange Commission. Mr. Bowes received a Bachelor of Science degree in economics from Pennsylvania State University and a Juris Doctorate from Villanova Law School.
Robert E. Fenza Executive Vice President & Chief Operating Officer
Robert E. Fenza is executive vice president and chief operating officer of Liberty Property Trust. Mr. Fenza joined Rouse & Associates, Liberty's predecessor, in 1984 as managing partner for the Lehigh Valley Region. In 1990 he became the company's northern division manager, overseeing real estate operations in Pennsylvania, New Jersey and Delaware. In 1993 Mr. Fenza was named executive vice president, and in 2000 promoted to chief operating officer. Mr. Fenza is a graduate of Pennsylvania State University and is an active alumnus. He is a recipient of the 2002 Penn State Alumni Achievement Award and in 2004, was named an Alumni Fellow. He also Chairs the Development Committee for the College of Arts and Architecture and is a member of the National Council on Penn State Philanthropy. In addition, Mr. Fenza serves on many local boards, including the Charter High School for Architecture and Design, FM Global, the Transportation Management Association of Chester County and the PENJERDEL Council.
Michael T. Hagan Senior Vice President & Chief Investment Officer
Michael T. Hagan is the chief investment officer of Liberty Property Trust. Before assuming this role, he was senior vice president in charge of acquisitions and dispositions. Since joining Liberty Property Trust in 1989, Mr. Hagan has served as regional controller for the Lehigh and Montgomery/Bucks regions, and vice president of Asset Management. Prior to joining Liberty Property Trust, Mr. Hagan spent several years with Toll Brothers, Inc., as divisional controller and with Franklin Realty Group, a syndicator and developer, as asset manager. Mr. Hagan is a Certified Public Accountant, who earned a Bachelor's of Business Administration in business and a Master's degree in finance from Temple University.
William P. Hankowsky Chairman, President & Chief Executive Officer
William P. Hankowsky is chairman, president and chief executive officer of Liberty Property Trust. Mr. Hankowsky joined Liberty in January of 2001 as chief investment officer, in 2002 was named president, and in 2003 appointed chief executive officer and elected chairman of Liberty’s board of trustees. Prior to joining Liberty, he served for 11 years as president of the Philadelphia Industrial Development Corporation and before that served as the city of Philadelphia’s Commerce Director.
Mr. Hankowsky currently serves as chairman of the Board of Directors of the Greater Philadelphia Chamber of Commerce and on the boards of Aqua America Inc., Philadelphia Convention and Visitors Bureau, Philadelphia Shipyard Development Corporation, and the Kimmel Center for the Performing Arts, Citizens Financial Group Inc., NASDAQ OMX PHLX, the Delaware River Waterfront Corporation and on the Board of Governors of the National Association of Real Estate Investment Trusts (NAREIT). He received a Bachelor of Arts degree in economics from Brown University.

Senior Vice Presidents & City Managers
Andrew Blevins Managing Director
Andrew Blevins is managing director responsible for Liberty's United Kingdom portfolio. In 2003 Mr. Blevins was appointed managing director of Liberty's subsidiary, Rouse Kent Ltd., which, when Liberty exercised its option to purchase in July of 2003, became Liberty Property Trust's wholly owned United Kingdom office. Prior to joining Liberty, Mr. Blevins served as national director of Jones Lang Lasalle's international property consultancy and as a manager of leasing and development at St. Quintin. He graduated from Nottingham Trent University with a BSc (Honours) degree and is a member of the Royal Institution of Chartered Surveyors.
Shelby Christensen Senior Vice President & National Director, Property Management
Shelby Christensen is senior vice president and national director of Property Management for all Liberty-owned buildings throughout the United States. Ms. Christensen joined Liberty in 1997 as senior property manager in the South Carolina region, assumed the role of regional property manager for the Mid-Atlantic region in 2001 and was appointed national director in 2005. Prior to joining Liberty she served as property manager with Insignia Commercial Group and Premisys Real Estate Services and as a real estate accountant at Aronov Realty Company and HBW Group. Ms. Christensen earned a Bachelor of Science degree in Business Management from the University of Maryland, College Park, and is a member of the Building Owners and Managers Association.
Craig Cope Vice President & City Manager
Craig Cope is vice president and city manager responsible for Liberty's Virginia Beach/Hampton Roads region since March of 2001. He joined Liberty in 1998 as a marketing representative in suburban Philadelphia. Prior to joining Liberty he was a broker for CB Commercial in Philadelphia and served as Superintendent of Fabrication and Finishing at Lukens Steel in Coatesville, PA. Mr. Cope earned a Bachelor of Science Degree in Metallurgical Engineering from Lafayette College and a Master's Degree in Business Administration from Weidener University
Joseph P. Denny Senior Advisor to the Chairman
Joseph P. Denny is senior advisor to the chairman, having previously served as president and chief operating officer. Mr. Denny joined Rouse & Associates in 1979 and, as a managing general partner of the Urban Group, was responsible for the development of the Philadelphia Stock Exchange Building and the $700 million Liberty Place Building, a 2.5 million square foot mixed-use project. Prior to joining Rouse & Associates, Mr. Denny was with The Rouse Company, a developer of regional shopping malls and Lev Zetlin Associates, an engineering firm in Boston and New York. Mr. Denny is a Vice Chairman of the Industrial and Office Park Council of the Urban Land Institute and serves on the Advisory Board of the Wharton Business School Real Estate Center and the National Association of Real Estate Investment Trusts (NAREIT) Legislative Advisory Council. He has been a guest lecturer at the Wharton Graduate School of Business, Temple University and the University of California at Berkeley. A 1968 graduate of Villanova University, he received a Bachelor of Science degree in civil engineering.
John N. DiVall Senior Vice President & City Manager
John N. DiVall is senior vice president and city manager for Liberty's Arizona region. Most recently, Mr. DiVall served as the vice president and city manager responsible for Liberty's Wisconsin region. Prior to joining Liberty in July of 1998, Mr.DiVall held the position of director of acquisitions for Kensington Advisors, served as a loan specialist for Household International and worked in the acquisition department of Prudential Realty Group. Mr.DiVall graduated from the University of Wisconsin-Madison in 1985 with a Bachelor's of Business Administration and also holds a Master's degree in Real Estate from University of Wisconsin-Madison.
Massie Flippin Vice President & City Manager
Massie Flippin is vice president and city manager responsible for Liberty's Carolinas region which encompasses both North and South Carolina. Mr. Flippin joined Liberty in 1999 as a leasing representative and was promoted to senior leasing representative in 2003. Mr. Flippin assumed the role of city manager for North Carolina in March of 2005 and for the entire Carolinas region in May of 2008. Prior to joining Liberty he served as territory manager for NB Handy Company. Mr. Flippin earned his Bachelor of Arts degree from Wake Forest University and currently serves on the Board of Directors for the North Carolina CCIM Chapter and the Piedmont Triad National Association of Industrial and Office Properties.
John Gattuso Senior Vice President and Regional Director, Urban and National Development
John Gattuso is senior vice president and regional director of Liberty's Urban and National Development team. Mr. Gattuso is also responsible for Liberty's downtown Philadelphia, Washington D.C. and Herndon Virginia offices. Mr. Gattuso joined Liberty's predecessor, Rouse & Associates in 1987 as a marketing representative in suburban Philadelphia and subsequently served as senior vice president for the Minnesota region. Prior to joining Rouse and Associates, he was Director of Waterfront Development for the Philadelphia Industrial Development Corporation. Mr. Gattuso has a degree in Urban Studies from Washington University in St. Louis, MO.
Lawrence D. Gildea Senior Vice President & Regional Director
Lawrence D. Gildea is senior vice president and regional director responsible for Liberty's Mid-Atlantic and Midwest regions. He joined Liberty's predecessor, Rouse & Associates, in 1984 and subsequently opened their North Carolina office. He has a Bachelor of Arts degree from Pennsylvania State University, a Master of City and Regional Planning degree from Catholic University of America and has served as Chapter President of the National Association of Industrial and Office Parks.
Robert Goldschmidt Senior Vice President & Regional Director
Robert Goldschmidt is senior vice president and regional director in charge of Liberty's four offices in Orlando, Jacksonville, Tampa and Boca Raton, Florida; the Houston, Texas office and the emerging market of Scottsdale, Arizona. Mr. Goldschmidt joined Liberty's predecessor, Rouse & Associates, in 1983 with responsibility for development in Montgomery and Bucks counties, Pennsylvania. Prior to joining Rouse & Associates, Mr. Goldschmidt was a vice president with First Pennsylvania Bank in the Real Estate Finance Department. He earned a Bachelor's of Science degree in Business Administration from Villanova University.
Mark Goldstein Vice President & City Manager
Mark Goldstein is vice president and city manager of Liberty's New Jersey region. Mr. Goldstein previously served as vice president and city manager of Liberty's Delaware East region headquartered in Horsham, Pennsylavnia. Prior to this promotion in 2006, Mr. Goldstein was vice president of leasing for all industrial space in Liberty's New Jersey portfolio. Mr. Goldstein played a key role in managing Liberty's first joint venture with the Colorado Public Employees Retirement Association overseeing Liberty's Pureland and Commodore Industrial Parks, two of the largest industrial complexes on the East Coast. Mr. Goldstein earned a BA from Brandeis University and a MS in Real Estate Development from MIT.
Michael Heise Vice President & City Manager
Michael Heise is vice president and city manager responsible for Liberty's Jacksonville, Florida region. Prior to joining Liberty in May of 2005, Mr. Heise served as director of leasing for Highwood Properties, as partner and co-founder of Newport Partners/Carter & Associates, and as a leasing agent with Trammell Crow Company. Preceding this, he was a U.S. Naval Officer serving seven years of active duty as a pilot. Mr. Heise earned a Bachelor of Science degree in Electrical Engineering from the United States Naval Academy and a Master's of Business Administration from the Wharton School at the University of Pennsylvania.
Caren Hosansky Senior Vice President of Human Resources
Caren P. Hosansky is senior vice president of Human Resources for Liberty Property Trust. Before joining Liberty in 2008, she served as an Executive Director in human resources for Morgan Stanley. In her most recent position with Morgan Stanley, Ms. Hosansky supported the Investment Management division with responsibility for 800 investment professionals in 10 locations around the world. Prior to Morgan Stanley Ms. Hosansky held a variety of human resources positions of increasing responsibility for other companies including Airgas, Inc. and FCA International. She is a member of SHRM, Society for Human Resources Management, and a graduate of Cornell University, School of Industrial and Labor Relations.
David M. Jellison Vice President & City Manager
David M. Jellison is vice president and city manager of Liberty's Minnesota portfolio. Prior to joining Liberty in 1999, he was vice president and general manager of Duke Realty Investments Inc.'s Minneapolis office division, the same position he held with MEPC American Properties before it was acquired by Duke. Prior to MEPC, Mr. Jellison was a broker with United Properties. He is a member of the national board of directors of the National Association of Industrial and Office Properties (NAIOP), the largest commercial real estate professional association in the world, and is its 2002 Past National Chairman. Mr. Jellison earned a Bachelor's degree from Moorehead State University.
Joseph Johnston Vice President & City Manager
Joseph (Jody) Johnston is vice president and city manager of Liberty's Tampa region. Mr. Johnston joined Liberty in 1998 as a leasing representative for the Tampa region and was promoted to vice president of marketing in 2002 with special focus on marketing and developing the company's two flagship corporate parks in Tampa: Woodland Corporate Center and Silo Bend. Before joining Liberty, Mr. Johnston spent 11 years in the commercial real estate publishing industry with MARCOA Publishing, Inc. and Black's Guide, Inc. Mr. Johnston earned a BS from Florida Southern College.
Michael C. Jones Vice President and City Manager
Michael C. Jones is vice president and city manager responsible for Liberty's Northern Virginia-Washington DC region. Mr. Jones had been a senior vice president for four years with Republic Property Trust which Liberty acquired in mid 2007. Prior to joining Republic, Mr. Jones held production positions in the Greater Washington Area for CB Richard Ellis, Insignia/ESG and Smithy Braedon where he provided strategic planning and transaction services to both tenants and landlords. Mr. Jones earned his BS in Economics from Boston College and his MBA from Penn State University. He is an active member of the Urban Land Institute, Northern Virginia NAIOP and the District of Columbia Building Industry Association.
Robert L. Kiel Senior Vice President & City Manager
Robert L. Kiel is senior vice president and city manager of Liberty's Lehigh Valley, Pennsylvania office. Prior to joining Liberty's predecessor, Rouse & Associates, in 1989, Mr. Kiel served as marketing research coordinator with CB Commercial Real Estate Group. He has a Bachelor of Arts degree in business/economics from Indiana University of Pennsylvania.
Albert J. Kraft, III Vice President & City Manager
Albert J. Kraft, III is vice president and city manager responsible for Liberty Property Trust's Richmond, Virginia office. He joined Rouse & Associates, Liberty's predecessor in 1989 after working with Jackson Cross and Bay Colony Properties. In 1995 Jay moved to Richmond as director of property management and subsequently vice president of leasing and marketing. Jay earned a Bachelor of Arts degree in Political Science from the University of Northern Colorado.
Jim Lutz Senior Vice President, Development
Jim Lutz is senior vice president in charge of all development for Liberty in the United States and United Kingdom. Mr. Lutz joined Liberty's predecessor, Rouse & Associates, in 1980 as a director of development. In 1988, he was asked to start Liberty's United Kingdom office in Kent County to develop a 650-acre mixed-use office, residential and recreational park. Returning to Home office in 1993, he went on to oversee many significant developments including the Eastman-Kodak pharmaceutical operation, General Electric's Semi-Conductor manufacturing facility, GMAC's Corporate Headquarters, SmithKline's U.S. Pharmaceutical Headquarters, PNC Bank's Philadelphia Operation Center and 1,000,000sf of offices for the Vanguard Group. Prior to joining Liberty, he worked in development with the Heritage Company.
Mr. Lutz is on the Board of Directors and is a founding member of the Delaware Valley Green Building Council (DVGBC). He earned a Bachelor's of Science in Business from the University of Rhode Island.
James V. Maneri Senior Vice President, National Leasing & Business Development
James V. Maneri is senior vice president of National Leasing and Business Development for Liberty. Mr. Maneri joined Liberty in 1996 as vice president and director of capital markets and in 1999 was promoted to senior vice president and served for three years as managing director of Liberty's United Kingdom operations. Prior to joining Liberty, Mr. Maneri was vice president and treasurer of the Argosy/KOAR Group, a developer of hotels and resorts, and a director of Oxford First Organization. Mr. Maneri received his Bachelor of Science degree in Economics from Syracuse University in 1987.
James J. Mazzarelli Senior Vice President & Regional Director
James J. Mazzarelli is senior vice president and regional director responsible for Liberty's Southeast Pennsylvania and southern North Jersey portfolios. Mr. Mazzarelli joined Liberty's predecessor, Rouse & Associates, in 1986 as a regional manager. Prior to joining Rouse & Associates, he served as a civil engineer and project manager for Taylor, Wiseman and Taylor Consulting Engineers and as an environmental engineer for General Development Corporation in Miami, FL. He holds a Bachelor of Science degree in engineering from the Florida Institute of Technology, Miami, FL.
Steven E. Messaros Chief Information Officer
Steven E. Messaros is chief information officer, responsible for developing and maintaining all management information systems and technology. He joined Liberty's predecessor, Rouse & Associates, in 1986 as accountant for the Chester County region and was promoted to vice president for Financial Services. Prior to joining the Company he was on the audit staff of Price Waterhouse. He earned a Bachelor's of Business Administration in accounting at Temple University.
Mary Beth Morrissey Senior Vice President, Finance & Accounting
Mary Beth Morrissey is senior vice president, responsible for accounting, financial analysis, budgeting and the management of all Securities and Exchange Commission (SEC) compliance since the Company's IPO in June 1994. Prior to joining Liberty's predecessor, Rouse & Associates in 1986, Ms. Morrissey was an auditor with Price Waterhouse. She has a dual Bachelor of Science degree in Accounting and Business from Mount Saint Mary's College and is a certified public accountant.
Anthony Nichols, Jr. Vice President & City Manager
Anthony Nichols, Jr. is vice president and city manager of the Horsham, Pennsylvania office where he is responsible for Liberty's portfolio of office and flex space in the northern Philadelphia suburbs. Mr. Nichols joined Liberty in 2005 as director of leasing and development, coming from TCA Management Services where he focused on third party brokerage and acquisitions. Prior, he served as vice president of marketing at Nichols Company until it merged in 1996 with Brandywine Realty Trust where he became senior vice president of leasing and development. Mr. Nichols holds a Bachelor of Science degree in Economics from East Carolina University and a Masters of Business Administration from St. Joseph's University.
Andy Petry Vice President & City Manager
Andy Petry is Liberty's vice president of leasing and development for its South Florida operation. Prior to joining Liberty in 2007, Mr. Petry was a senior vice president and director of leasing at Grubb & Ellis. He holds both Bachelor of Science and Master of Business Administration degrees from the University of Florida. He is a past president of NAIOP South Florida and currently sits on the board of directors.
Donald Schoenheider Vice President & City Manager
Donald Schoenheider is vice president and city manager responsible for Liberty's Chicago region. Prior to joining Liberty in 2005, he served as the managing principal of Landon Properties LLC; the managing partner of Jones Development Company of Illinois; the managing director of Trammell Crow's Chicago operation and as vice president of industrial properties at Grubb & Ellis Company. He earned a Bachelor of Arts from Valparaiso University and completed graduate work in Public Administration at the University of Illinois.
Tom Sklow Vice President & City Manager
Tom Sklow is vice president and city manager of the Malvern, Pennsylvania office where he is responsible for Liberty's portfolio of office and flex space in the western Philadelphia suburbs. Prior to joining Liberty, Mr. Sklow served as national director for Jones Lang LaSalle and previously, as a principal at Trammell Crow Company. Before entering the real estate industry, Mr. Sklow was a Certified Public Accountant with the public accounting firm of Deloitte. Mr. Sklow earned a Bachelors of Science in Accountancy from Villanova University and a Masters of Business Administration in Finance from the Leonard N. Stern School of Business at New York University.
Lisa Sullivan Vice President & City Manager
Lisa Sullivan is vice president and city manager of Liberty's Maryland portfolio. Ms. Sullivan came to Liberty as vice president of leasing and development in 2006 from New Boston Fund where she served as vice president and regional asset manager for the company's Mid-Atlantic portfolio of four million square feet. Prior, Ms. Sullivan served as senior asset manager at Archon Group, managing marketing and leasing for a portfolio of over eight million square feet. Ms. Sullivan earned a BS in Marketing from Arizona State University.
Joseph A. Trinkle Vice President & City Manager
Joseph A. Trinkle is vice president and city manager responsible for Liberty's Texas portfolio. Prior to this promotion in 2006, Mr. Trinkle served as vice president and city manager for Liberty's Michigan portfolio. Mr. Trinkle has also served as director of development for Liberty's Lehigh Valley (PA) office. Prior to joining Liberty in 1996, he was development and construction manager for Trammell Crow Company and a project manager/estimator for Turner Construction Company. Mr. Trinkle has a Masters Degree in Business Administration and a Bachelor's Degree in Civil Engineering from Villanova University.
Donna Wagner Senior Vice President, Acquisitions
Donna Wagner is senior vice president of acquisitions reporting to Liberty's chief investment officer. Prior to this promotion in 2006, Ms. Wagner served as senior vice president of tax planning, responsible for coordinating the internal tax department which handles all federal, state and local tax filings as well as coordinating real estate developments with tax planning strategies. Ms. Wagner joined Liberty Property Trust in January of 1996 after spending five years with Ernst & Young LLP as a tax consultant and real estate compliance coordinator. She holds a Bachelor of Science degree in Accountancy from Villanova University and is a Certified Public Accountant.
Stephen J. Whitley Senior Vice President & City Manager
Stephen J. Whitley is senior vice president and city manager of the Orlando, FL region. He joined Rouse & Associates, predecessor of Liberty Property Trust, in 1984 directing its industrial development and leasing until he joined CB Commercial Real Estate Group as an industrial specialist in 1991. He re-joined Liberty Property Trust in 1994 as marketing director of the Company's Jacksonville region and was soon promoted to his current position in Orlando. He earned a Bachelor's of Science degree in marketing from Florida State University.
